    When is the Best Time to Buy or Sell a Home?

    Our current economy does not seem to be very kind in regards to the housing market. Foreclosures are at a record rate and the mortgage crisis has made it much more difficult to get financing. With all of this in mind, when is the best time for you to buy or sell a home?

    As it turns out, the best time for you to either buy or sell a home is when it's right for you. That's right; it is not based on market factors such as the number of homes for sale or the number of credit-worthy buyers in search for a home. The only thing that matters is whether or not your finances dictate a home sale or purchase in your immediate future.

    There are many people that cannot afford the homes they have right now, but think the market is not right for a home sale. That line of thinking will lead you right to a foreclosure.

    A home sale is much more than about making the numbers work. You may be upside down and have to think about some creative ways to sell, but if a sale is the right thing to do, then now may be your best option.

    If you do not love your home, then it may also be time to sell. You may be upsizing or downsizing, but do not let the market determine your timing. A home is most likely the biggest purchase any of us will make and it is very emotional. Finances have to be taken into account, but let your situation be your determining factor.

    One group of people say only sell your home in the spring. That is when the most buyers are on the market. That is also when the most homes are listed for sale as well. In the fall, there are not a lot of buyers, but there are also not a lot of homes available for purchase.

    If it is time to sell, then sell. If it is time to buy, then buy. Do what is right for you, not the market.
